We sit down — coffee, kitchen table, whatever's easiest — and talk timeline, your goals, and what you actually need to walk away with. That's how we land on a list price grounded in real comps.

A short punch list of the handful of fixes and staging moves that genuinely move the needle — and just as important, which ones to skip so you're not spending money that won't come back.

List & get it in front of buyers

Professional photos, the MLS listing, and a marketing push in the first ten days — the window when a new listing gets the most eyes and the strongest offers.

Field offers & negotiate

I lay every offer side by side so it's never just about price — financing, contingencies, and closing timeline all factor into which one actually serves you best.

Inspection, appraisal & close

My incredible wife, Payton, and I are preparing to welcome our first daughter this fall, growing as a Husband and becoming a father has only reinforced why I approach this business the way I do.
